
TEMPO.CO, Jakarta - Public Works and Housing Minister Maruarar Sirait has announced a collaboration with publicly-listed conglomerate PT Astra International to develop low-cost apartments on land owned by state railway operator PT Kereta Api Indonesia (KAI). This construction initiative is part of President Prabowo Subianto’s priority "three million houses" program.
The project is slated for a 6,500-square-meter plot currently serving as a parking area at Jakarta Kota Station on Jalan Lada Dalam, West Jakarta.
"Regarding the location, I defer to Pak Dony Oskaria as Head of the State-Owned Enterprises Regulatory Agency, and the President Director of KAI," Maruarar remarked during a site visit in Jakarta on Sunday, April 5, 2026.
The Minister noted that the government is drafting new regulations to govern subsidized high-rise housing. He explained that the upcoming policy will outline schemes for subsidized units built on state land and funded through corporate social responsibility (CSR) initiatives.
Boy Kelana Soebroto, Chief of Corporate Affairs at PT Astra International, confirmed the company’s commitment to building 1,000 low-cost units on the KAI land. Each unit is designed as a 35-square-meter space featuring two bedrooms and one bathroom.
While the goal is to break ground later this year, Boy indicated that a definitive completion date remains pending. "Construction will commence as soon as the government provides formal confirmation of the land's availability," Boy stated.
KAI President Director Bobby Rasyidin added that these apartments are strictly designated for low-income and fixed-income communities. He highlighted the site’s significant potential for residential development, citing its safe distance from the railway embankment and its inherent commercial value.
"Looking ahead, the potential resident base will grow rapidly over the next 10 to 15 years," Bobby said, expressing his belief that this development serves as a blueprint for the future of urban Indonesian housing.
